1. Definitions & Versions
1.1 Throughout these terms and conditions “us”, “we” and “our” refer to the owners of Greenway Bungalow. “You” refers to any guest booking Greenway Bungalow. “The property” refers to Greenway Bungalow.
1.2 These terms and conditions are subject to change at any time. If you have an existing booking then the terms and conditions that were in effect at the time of your booking apply to you. A paper or PDF copy of the version applicable to your booking can be provided on request.
2. Bookings & Cancellations
2.1 Our preferred payment method is bank transfer but you can also pay by cheque or credit/debit card by phone. However we reserve the right to insist on a specific payment method on an individual booking at our discretion.
2.2 Once a booking is made by either phone or email, the dates will be provisionally booked to you. A booking form will then be sent which you must complete and return with payment for either a deposit or the full amount. Only when this is received back will the booking be confirmed. Under no circumstances will guests be allowed to stay in Greenway Bungalow without a completed booking form being received by us, even if full payment has been made. By completing a booking form you are agreeing to these terms and conditions which is then a legally binding rental contract.
2.3 All bookings are subject to a non-returnable deposit. This will be £150 for full week bookings and £100 for 3 or 4 night short breaks.
2.4 If the booking is made within 8 weeks of the holiday then payment in full is required immediately. Part of this is considered a non-returnable deposit detailed in point 2.3.
2.5 If the booking is made more than 8 weeks away from the holiday then your non-returnable deposit is payable immediately with the balance payable 8 weeks before the holiday.
2.6 Once a provisional booking is made, monies and the booking form must be received within 2 working days (unless by prior arrangement) otherwise the dates will be released and will become re-available for booking. Working days are Monday to Friday.
2.7 Once a payment of either a deposit or the full amount is made and the completed booking form is received, the booking is confirmed and you are then liable for the full amount of rent.
2.8 Once a booking is confirmed we will ensure that the property is vacant and that you and your guests have exclusive access to the property and facilities for the full duration of the holiday period.
2.9 Your balance payment must be received by the agreed due date otherwise we reserve the right to cancel your booking and retain your deposit in line with our cancellation policy detailed in point 2.10.
2.10 If a booking is cancelled more than 8 weeks from your holiday then your deposit will be retained. If you have made any additional payments above the deposit then these will be refunded.
2.11 If a booking is cancelled within 8 weeks of the holiday then your deposit will be retained. We will then attempt to re-let the property for that period. If we are able to re-let the property then you will receive a refund of your balance payment only. Any discounts applied in order to re-let at short notice will be deducted. If, however, we cannot re-let the property then you will be liable for the full amount and we are under no obligation to repay any monies already paid.
3. Your responsibilities
3.1 You must vacate the property by 10:00 am on the agreed day of departure.
3.2 You must leave the property in a reasonable state of tidiness. All rubbish must be in or around the bin area. All crockery, cutlery, cups, glasses, pots and pans that you have used during your stay must be washed and returned to the cupboards. If you relocate any furniture during your stay it must be returned to its original position. If you disconnect any electrical equipment during your stay it must be reconnected and left in working condition. You will be liable for any costs incurred by us as a result of the housekeeper having to spend extra time returning the property to a lettable condition and this will be entirely at the discretion of the housekeeper.
3.3 You must leave the property in the same state of repair that you found it. You will be liable for any costs incurred by us as a result of any damage to the property or contents.
3.4 You must not remove any of the contents from the property including the games, books and DVDs. If contents are deemed to have gone missing during your stay then you will be liable for the cost of a replacement.
3.5 Pets are not permitted in the property. If it is deemed that pets have been in the property then you will be liable for additional cleaning costs. This does not apply to assistance dogs and we cannot guarantee that assistance dogs have never been in the property. To bring an assistance dog into the property you must provide, at the time of booking, formal identification or other documentary evidence that the dog has been trained by an organisation that is a member of Assistance Dogs International (ADI) and/or the International Guide Dog Federation (IGDF).
3.6 Greenway Bungalow is strictly no-smoking. This includes e-cigarettes/vaping.
3.7 The towels provided are for use in Greenway Bungalow only.
3.8 As Greenway Bungalow is unstaffed, the safety of your children around the property and contents remain your responsibility at all times including, but not limited to, stair safety equipment, kitchen utensils, electrical appliances, plug sockets and toys (see point 3.9).
3.9 Some of the toys and games provided contain small parts which could be a potential choking hazard so it is your responsibility to move any you deem unsuitable for the age of your child out of reach before allowing your child to play.
3.10. The number of people staying in Greenway Bungalow must not exceed that stated on your booking form.
3.11. The following items are strictly prohibited and must not be brought into the property under any circumstances. Strong chemicals including acids, alkalis & corrosives. Paints, pigments, dyes & bleaches. Explosives, pyrotechnics & fireworks including sparklers. Anything that incorporates a naked flame including candles.
4. Complaints
4.1 If you have a complaint regarding your holiday, this must be raised during your stay with either the housekeeper or directly with us and we will do our best to rectify the problem. Any complaints made after the end of your holiday will not be acknowledged. We will not enter into correspondence after your departure about any problem which was rectified during your stay and accepted as such by you.
5. Restrictions & Policies
5.1 We reserve the right to refuse any booking at our discretion.
5.2. We are unable to take bookings for unaccompanied persons under the age of 18 years of age. 5.3 No refunds will be given for late arrival or early departure.
5.4 All information about you supplied to us is subject to our privacy policy which can be viewed at www.greenwaybungalow.com/privacy
5.5 We recommend that all guests at Greenway Bungalow take out a suitable travel insurance policy that covers cancellations (see points 2.10 & 2.11), injury and loss or damage to personal property (see point 5.6).
5.6 We do not accept responsibility for any injury arising to any person nor do we accept responsibility for loss or damage to personal property or motor vehicles.
5.7 Facilities external to Greenway Bungalow are out of our control and we cannot guarantee access and availability at all times, nor are we responsible for the upkeep and maintenance. This includes the grounds, bins, car parks.
6. Wi-Fi
6.1 The Wi-Fi service is solely for the use of guests staying in Greenway Bungalow. The Wi-Fi password must not be divulged or passed on to any other person.
6.2 We do not guarantee the availability or speed of the Wi-Fi service or that it is compatible with your equipment or software and do not guarantee that any services you access are error or virus free. Any confidential information or data that you transmit or receive is done so entirely at your own risk.
6.3 You must not use the Wi-Fi service to transmit or receive any information that is unlawful or inappropriate.
6.4 We do not record, log or monitor any information regarding your internet activity during your stay, however, activity is monitored by our internet service provider, in line with their standard terms and conditions and we receive automated alerts if attempts are made to access illegal content including copyright material from peer-to-peer (P2P) file sharing sites.
6.5 You agree and acknowledge that we will provide assistance and information to any official authorities and governmental agencies, regarding any unlawful internet activity that occurs during your stay, should such a request arise.
